This map shows the largely private residential area of Kembangan / Jalan Eunos. Houses here are mostly landed terrace and semi-detached houses, with the occasional bungalow. There are also old-style shophouses, low-rise walk-up apartments and condominiums. A cluster of HDB flats can also be found along the left(west) of Lengkong Tiga.

The area is delineated from Eunos (HDB and industrial estate) by Jalan Eunos (seen running north-south along the left edge of the map).

In the lower half of the map, Sims Avenue East runs west-to-east (one-way) in the direction of Bedok Town, and the parallel Changi Road runs east-to-west (also one-way) towards Geylang/Kallang and the city centre. Changi Road is flanked by rows of mostly two-storey shop-houses, comprising restaurants, eateries, coffeeshops, retail shops and small businesses. Quite many of the eateries serve halal food - not surprising given the high numbers of Malay/Muslim residents in this area, a historically Malay heartland as attested to by the street names :- Jalan Ishak, Jalan Yasin, Jalan Ismail, Lorong Salleh, Lorong Salina, Lorong Marican, Lorong Marzuki, Lorong Melayu ('Melayu' being literally Malay for 'Malay'), Lorong Mydin, Jalan Senyum, Jalan Sayang and Jalan Masjid ('Masjid' being the Malay word for a mosque).

Further south of Changi Road, off the bottom of the map, is the old sprawling private residential estate of Telok Kurau.

Near the lower-right corner is the Kembangan MRT Station (EW6 of the East-West Line). Opposite this elevated train station, looking across Sims Avenue East, is Kembangan Mall, a laid-back suburban mini-mall catering to the area's residents. Further south of the mall is the start of Frankel Avenue which leads to the Siglap and Frankel private housing estates.
