This area consists of HDB/private residential housing estates on the left of the map, and industrial/commercial district on the right.

The area left of Paya Lebar Road consists mainly of a mix of old and new HDB flats, as well as private landed houses. Roads here include Circuit Road, Pipit Road, Jalan Chengkek, Jalan Melor and Jalan Belangkas. The Macpherson Secondary School and Maha Bodhi School (adjacent) are located near the centre of the map.

The area right of Paya Lebar Road is the Ubi Industrial Estate and consists of major roads. The Geylang Police Station is situated at the junction of Ubi Avenue 2 with Paya Lebar Road, and the Traffic Police HQ is located at the southwestern corner of the junction of Ubi Road 1 and Ubi Avenue 3.
